IREN’s 10-K is the interconnection document, not the GPU brochure
The annual report landed Thursday. Capacity talk is cheap. The filing still runs through power, latency, and customer concentration.
Summary
IREN Ltd filed its Form 10-K on August 27. The document is the right place to read the company this week — not a product page. GPU-cloud language is in the deck; the risk factors still bind on interconnection, equipment lead times, and a customer book that is not diversified the way a hyperscaler is diversified. Childress remains a phased campus. Prince George remains a hydro site. Neither becomes a contracted AI cloud because a 10-K exists.
Why it matters
Miner-to-HPC names are priced as if a 10-K were a customer announcement. It is a control document. The useful read is which constraints the company still cannot write out of the filing: power delivery, concentration, and the gap between marketed GPU capacity and energized halls.

Risks
- Interconnection and ERCOT delivery can slip without a matching headline.
- GPU-cloud revenue concentration is a 10-K item, not a footnote investors can skip.
- Shelf capacity (see the 424(b) family) is permission to sell stock, not evidence of contracted load.
